Maintenance

Faraday has conducted a full Health, Safety and Fire review, alongside a water and heating works provision going forward. We wish to remind all residents of the need to keep shower roses descaled and that the bathroom towel rails should remain on all year round as they are on the hot water system which should never be interrupted.

Major Works

External works are due to start in late summer. More information will be shared with residents in due course.

Cleaning

Following requests from residents, we will have a cleaning contract in place for five days a week. Can all residents please do their part in keeping the blocks tidy, clean up their own spillages and not leave rubbish in communal corridors or fire escape stairwells outside permitted times.

Security

The Met task force has now developed a website to offer advice, support local

communities and deal with hotspots of
crime www.owl.co.uk. A notice has been placed in the notice board at the front of each building. Please sign up to Owl, join your neighbourhood watch or put forward ideas for our own community watch scheme. The Met police advice is to report anything of suspicious nature immediately and any incidents, however small, can help them establish any criminal patterns in the locality to deploy plain clothes surveillance. Your vigilance and responsiveness is key to building a safer community.

Entry doors

The Board is aware of the current concerns around door security and it is working with the site team and Faraday to address this very serious and important issue. In the meantime we would like to remind all residents that the safety and security of our environment is a collective effort and ask that we all do our bit to close the front doors as we enter and leave the block. Please ensure you always know who you are buzzing into the building when the intercom is pressed. Also be aware of who is entering the building with you. If residents or delivery men/contractors have to open the bolts on the second door, these must never be left but immediately locked again.

Swimming pool

The swimming pool opened on 1st May. Residents are reminded that the rules for use of the pool and gardens is on our website and posted at the back door of each block. You are also reminded that the use of the pool is at your own risk. Please help to make it a peaceful and incident free summer by respecting these and for all to enjoy our facilities.

Roofs & Gutters

The high level gutters and roofs were professionally cleaned in December. We remind residents in particular in top floor flats that they should not put plant pots or other objects in the guttering.

Socials

The Board received 31 responses for the consultation about fireworks held in the autumn 2018. 17 flats were in favour of continuing this tradition.

In light of this result, the Board would like to organise a summer fete to bring our community together on Saturday 29 June. Please block this date in your calendar. More information will be shared in due course. We will contact those who have expressed an interest in helping with the organisation shortly.

Bicycles

A bike cull will be taking place on Monday 15 July. More information will follow.

Please make sure your bikes are locked up in the bike area, not to trees, railings or trellis. Three Courts, their agents and staff accept no liability for any bicycle damage or theft.

Entrances & Environment

New winter mats have been placed at the entrance of each block to help protect the carpets. They are manufactured from 100% recycled plastic drinks bottles and the rubber base is produced from 20% post-consumer tyres.

BBQ

To use the barbecue, book it in advance with Aarron on 07791 028 232. Bookings will only be taken during working hours, Monday – Friday 8.00am to 4.00pm (excluding bank holidays). Rules and booking information are displayed in the BBQ area.

Smoking

If you smoke in the garden, please take your cigarette butts with you. Please be conscious about smoke drifting through other people’s windows and avoid smoking near the blocks.

Become a Director

We are looking for new directors to join the board of our freehold company, BBB Courts Limited. This is a voluntary position which does entail a workload but will be rewarding in terms of giving back to the community and shaping it for the future. Interested individuals need:

  • to meet the criteria for a director set out in the Companies Act
  • must have no material or undeclared conflicts of interest
  • to commit to a minimum of 15hrs / month
  • must not have any payment arrears
  • represent a leasehold interest in the property
  • to work for the benefit of all leaseholders and residentsIf you meet these criteria, email the Board for an application form.New directors can be co-opted throughout the year and officially voted in at the next Annual General Meeting in the Autumn.
