Socials/Volunteering

It was nice to see so many residents attending our traditional Christmas party last December, and join in for some singing, mingling (and drinking). It is always good to have the support of volunteers for a social committee going forward. Currently there is a very active group of volunteers from our community taking on touch point cleaning of our three blocks, garden and rubbish areas via rota at the weekends. Thank you all. Also our gratitude to Anisha on her organisation of neighbourly support during these difficult times. Feel free to call with any queries. Steph has also set up a Three Courts WhatsApp group to keep the community communication going, again grateful thanks. In general, thank you to all residents supporting the community and individual neighbours at this difficult time.

Major Works

The work on Beaumont has now been all but completed after some delays due to the exceptionally bad weather this year and additional works required at roof level. Then lockdown came upon us! Some ground level detail, back door and the entrance sign are still to be finished as required materials become available after lockdown. The next stage will be a review of the 10-year plan and an update of priority capital expenditure and timing. We all look forward to a second building taking on the finish and appearance of Beaumont, rest assured other work like boilers are also being addressed behind the scenes.

 

Cleaning

Following requests from residents, we have a cleaning contract in place for five days a week. Fati, our cleaner has proven an excellent addition to the estate. However all residents are reminded to clean after themselves, including spillages, litter and mud from shoes trailed up the stairs. This helps, to keep our blocks clean and welcoming for all residents. Contactless sanitisers have been installed in all three blocks to help limit the spread of germs. Thanks to Shailesh and Nina for arranging!

 

Swimming pool

You will have all received the notice from Louise at Faraday. As per current guidelines, we do not have a date when our communal pool will be safe to open due to social distancing requirements, implemented by the government. Everything will be done to move promptly once restrictions are lifted.

 

Garden/Social Distancing

Residents are reminded that the social distancing rules from the government should be observed throughout the estate, including in the garden and the BBQ area. This applies to children too, who should also be supervised at all times.

 

Lifts

A quick reminder never to hold the elevator doors open. They otherwise get jammed and an engineer has to be called (at a fee).

 

Windows

Following requests from residents, another window supplier has been identified. Residents may wish to contact Woodfield Windows and/or the Windows Centre. Please remember that neither company is approved or recommended however, they have proven capability of undertaking the work in accordance with the planning permission granted, both fitting from the inside or when scaffolding is in place. Residents are free to choose a company as long as they apply for a Licence to Alter. Details of both these companies can be obtained from our Estate Manager or Faraday.

Heating

Considering the exceptional mild weather in April, the heating was switched off on 24 April. A small number of portable heaters can be borrowed from the Estate manager. If you need one, please speak to Aarron to check on availabilities. Smoking If you smoke in the garden, including the BBQ area, please take your cigarette butts with you. Please be conscious about smoke drifting through other people’s windows and avoid smoking near the blocks.

 Become a Director

We are actively looking for new directors to join the board of our freehold company, BBB Courts Limited. This is a voluntary position which does entail a workload of about 15hrs a month but will be rewarding in terms of giving back to the community and shaping it for the future. Interested individuals: • need to meet the criteria for a director set out in the Companies Act • must have no material or undeclared conflicts of interest • must not have any payment arrears • represent a leasehold interest in the property • work for the benefit of all leaseholders and residents If you meet these criteria, email the Board for an application form. New directors can be co-opted throughout the year and officially voted in at the next Annual General Meeting.
