Property Management

We are pleased to confirm that Louise Munday FARLA MIRPM AssocRICS, a senior property manager at Faraday, has now become property manager for Three Courts. After Tanwir left the firm in May, Louise initially took over on an interim basis together with Ian Gilbert, who is a founding Director of Faraday. For those who have not met or communicated with the team, they will both attend our AGM on 14 October at the Pilot (56 Wellesley Road).

Major Works 

All going to plan, we now have the funds in place to start the external works which have been discussed and planned over the last couple of years. The delay has been due to the condition survey revealing poor maintenance of the blocks under our last managing agent, a thorough review of the specification for the initial proposal, and the rate of reserve fund collection. You would have received the second section 20 notice for these works, starting with Beaumont Court on the week of 30th September. A 10-year capital expenditure plan which offers a wider budgetary perspective on the necessary works is to be circulated. This will be updated annually.

Cleaning 

Following requests from residents, we now have a cleaning contract in place for five days a week. Welcome to Fati, our new cleaner who has really taken on the blocks, setting high standards of cleanliness and diligence.

Entry doors

The Board is aware that there were still concerns around door security. Banham has now attended all three entrances to fix the locks. We would like to remind all residents that the safety and security of our environment is a collective effort and ask that we all do our bit to close the front doors as we enter and leave the block. Please ensure you always know who you are buzzing into the building when the intercom is pressed. Also be aware of who is entering the building with you. If residents or delivery men/contractors have to open the bolts on the second door, these must never be left but immediately locked again.

Swimming pool

The swimming pool had to unfortunately be closed for a few days in September for health and safety reasons. It promptly reopened and residents were able to enjoy the pool until it closed on 30th September, for the winter. In order to avoid similar disappointment in the future, remedial work will be undertaken during the winter months.

Socials

A very big thank you to the volunteers who have organised the summer fete on Saturday 29 June! It was nice to see so many residents joining in. If you would like to join the Three Courts social committee, please contact the board of directors by email with ‘social committee’ in the subject line.

Aerials

We would like to remind residents that approximately 10 years ago, a board decision was made not to allow further television aerials or satellite dishes on the roofs of Three Courts. This is due to access issues that have led to deterioration and damage aesthetics, together with the onset of digital media. The building is fitted with a Virgin cable and our managing agent can provide more information.

Separately, a planning application received by the Hounslow Council for alterations to the roof aerials on Beverley Court has been sent to all occupants. If you wish to comment, please be reminded of the 21 days consultation period from 19.9.2019.

Licence to alter

If you wish to make an alteration, please apply to the managing agent, in writing, including appropriate plans and specifications for the intended work. An administration charge is made to cover the processing and inspection of applications. The Managing Agent regularly visits Three Courts and will take appropriate action where it is found that alterations have taken place without consent. All residents are to advise Aarron of any works that they plan to undertake in advance, no matter how small, and should check with Faraday whether any form of permission is required.

Mobikes

Dockless bikes have recently appeared parked around our entrances, sometimes blocking the way. We ask residents using the system to leave them in areas where there is more space, for example near the roundabout by the fire station. Mobike has also been contacted to help resolve this issue.

Smoking

If you smoke in the garden, please take your cigarette butts with you. Please be consciousabout smoke drifting through other people’swindows and avoid smoking near the blocks.

Change to the Board

Max Fenton has stepped down from the Board. We thank him very much for all the hard work he has done for our community and wish him all the best in his new home.

 

 

► Become a Director

We are looking for new directors to join the board of our freehold company, BBB Courts Limited. This is a voluntary position which does entail a workload of about 15hrs a month but will be rewarding in terms of giving back to the community and shaping it for the future. Interested individuals:

  • need to meet the criteria for a director set out in the Companies Act

  • must have no material or undeclared conflicts of interest

  • must not have any payment arrears

  • represent a leasehold interest in the property

  • work for the benefit of all leaseholders and residents

    If you meet these criteria, email the Board for an application form.

    New directors can be co-opted throughout the year and officially voted in at the next Annual General Meeting in the Autumn.
