We write to remind lessees that it is a stipulation within the leases that flats are permitted to be used only as self-contained private residential flats in the occupation of one family or household. This precludes taking in lodgers or paying guests. In addition, short term letting of the whole flat has been determined by the Upper Tribunal (Lands Chamber) to be a breach of this restriction, i.e. solely for private residential use.
It is sometimes the case that flats sub-let by their owners to persons thought to be entirely legitimate have not been occupied by the tenants but rather used by them for holiday lets. This, of course, is also a breach of the lease and probably of the tenancy agreement as well.
Please be aware of the lease restrictions and ensure that these are not breached. If you become aware of any suspicious activity, such as a constant turnover of occupiers, please report this to us. If you let your flat please ensure that the tenant is aware that further letting of whatever sort is not permitted.
